Approval Done - Engineers Plans

Its the 6th of May 2019. Blogging a super quick one here in regards to the Engineers Plans. Today is also the first day or Ramadhan and to my fellow Muslims, just wishing you a Happy Ramadhan. It will also be another 3 more days left since a year ago, where many of us Malaysians came together on May 9th to create history. May 9th 2018 after all, is a day that truly gave all us younger Malaysians post Merdeka, a chance to create an awesome part of History in Malaysia.

Today, something told me to check on the case of whats been happening. So at 2 44 pm I went online, and guess what, at 2 40 PM there was an update on MBPJ OSC Online's website.

Turns out the OSC Meeting was held on the 30th or April and approval was given for my Pelan Tanah as well as Pelan Jalan dan Perparitan. In English its called "Land Plans", and "Road and Drainage Plans". Something Lowyatt hipsters have a dedicated chat room for if you can find it. And by this I mean it doesnt exist. Even secretly,... it DOES NOT EXIST ! Damn lowyatt.

The letter received confirming this approval was just put up today, 1 week after the OSC Meeting. You would think you would speeden up the process by fucking updating stuff within the day or 24 hours, but this is MBPJ, Bureaucracy is working well and alive here at its finest within those tinted glass windows and fluorescent lights inside MBPJ.

Anyway here is confirmation saying that the Engineers Plans have been approved. No flipping of any roof to 180 degrees here. Just a letter saying dont be a lowyatt and start work, this is just a letter confirming the results of the OSC Meeting held a week ago.




Yes, dont be a lowyatt cheras living it up fool and demolish your house for your wine cellar to be built fast. Theres NO urgency here at MBPJ






          

Pelan Jalan Dan Perparitan dah lulus la Baaaaang, peweeeet, tunggu je MBPJ bagi surat. After that we must follow the "System" ye, follow protocol. 



What I cant figure out, and this baffles me, -  why Pelan Tanah, Pelan Jalan dan Perparitan, cant be submitted during the same time as Pelan Bangunan / Building Plans. That would save all the freaking time and effort by just submitting things once, rather than having to go through yet another cycle of Hardcopy Submissions, OSC Meetings, and then Surat Kelelusan. Why cant the same goons attend one meeting, analyze the Building Plans, Land Plans, and Road and Drainage Plans at once ? They are all PLANS after all.

When you lowyatt hipsters make sandwiches, do you go to the supermarket to first buy bread, then head to the market again to buy meat, then head to the market again to buy salad and head to the market AGAIN to buy eggs, and AGAIN to buy salt and AGAIN to buy pepper ? Why cant it just be a one time submission and be done with ?

I just came back from Australia and man, does MBPJ, yes YOU Majlis Bandaraya Petaling Jaya, need to look at some of even the shittiest places like Parramatta in New South Wales and see how fast town council ACTUALLY works. So now ill have to wait for MBPJ's approval letter to come out and knowing how things progress, it may take a week. And then its submitting Building Plans, and waiting for another OSC Meeting to get things approved, more cash to take out, and then waiting for a Surat Kelulusan like the above to finally say you can Demolish, Renovate or do as your plans say. I have a strange feeling things will be alright after Raya. And things will not be demolished till October. I dont know why, but thats my gut feeling. Ill be amazed if July I could remove the first brick. But lets see.




Remember this letter, its now 10 months old..... The start of a nightmare to flip the roof. Took the best out of me and still took fucking almost a whole year from start till end to get things approved. 


UPDATE 7th MAY 2019

I received good news this morning. Even my Architect Mr. Sarizal congratulated me. Clearly Im coming out of some funk that I have been a part of since the 2017. 

So ladies and Gents, here is what your Surat Kelulusan looks like for your Engineers Plans. Its mainly your Kelulusan Pelan Kerja Tanah. Thats your Land Works Approval Letter in English. How important is this letter ? Very. So now with this letter below, we are able to move on the the final stage of submissions of Building Plans where the Architect and Draftsman are concerned. 

Finally, we got this. The key of Lowyatt. Our approval letter that will take us forward,..well yah

Consequently, we will be able to do the last, and yes big final last part which is the submission of Building Plans and that too, being Ramadhan now, I think I have a fat chance that if I did submissions next week for building plans, will be able to get my docs in to the OSC Meeting that is due end of this month.

Immediately after receiving this, if you are just like me, and renovating anything above 1000 square feet under MBPJ Laws, you will need this document in  the Building Plan stage from your Engineer to get to the next stage.

So immediately upon receiving this document this morning, our Engineer is literally right now scanning the entire document for the draftsmans needs for submission. The draftsman has been waiting for almost 3 months for this document, so that he is able to move on. Fucking shame at the speed that MBPJ works, and MBSJ yes, you Subnag folk, wants to replicate the same system as MBPJ. At this rate things will not move quickly for the country.

Anyway,

WHAT HAPPENS NOW

1. Submit this Approval Letter above for the Pelan Kerja Tanah from MBPJ to your Architect / Draftsman. Your Engineer will do this for you (if you require an Engineer)

2. Your Draftsman / Architect will the scan these documents together with the same ol shitty documents to be submitted in for Hardcopy first at MBPJ's Building Department

3. An appointment date will be set between your Draftsman / Architect with the officer in charge at MBPJ that he is engaged with. So it could take here up to 2 weeks before a meeting between a draftsman and officer at MBPJ is set.  Sometimes due to holidays, it can be a shitty deal. Yes, I have seen my Draftsman's schedule just for submissions of documents with MBPJ and fuck its not funny.

4. Upon the meeting, your Draftsman or Arhcitect will then submit the hardcopies together with the Kelulusan Pelan Kerja Tanah MBPJ. This is the main key or licence that allows you to complete your documents. Without that document, you cant move anywhere.

5. From the date of the meeting between the Draftsman / Architect with the MBPJ Officer from the Building Department, it will take 14 days (thats 14 working days / basically a big fuck you 3 weeks) to get your plans approved.

6. You will also have to cough up some dough, get ready. In our case, its calculated based on the size of your property, and things like how many faucets you have, basins, divets, and etc. In some Cheras style wine cellar living homes, you will have a guard house or even a swimming pool and thats a seperate charge too. After all, a Cheras Style HAUS is not complete if it doesnt come with a Olympic Sized swimming pool and wine cellar right ? Yup, Cheras Style HAUS'es need swimming pools and guard houses. That too has a seperate charge when submitting plans for Building Plan appovals with your town council such as MBPJ.

There is a lengthy list, but I will be able to show you all the next time as I have to get back to work shortly. In my case, I have to caugh up something like RM4,000 ish for this. And this should cover my tong roro's, and other things checked in my list. I cant show you the list yet as this list was signed and given to my Draftsman and Architect.


Anyway who knows, give it another month, or 2 but the end is near. Am so fucking beat with this journey, I cant be arsed much more. All I know is, money is something here that cannot buy time no matter how quickly you would like things to work. Theres no express lane unless you are some Dato`, Datuk, Datuk Seri, or,...lowyatt folks who can get A-B-C Approvals in 3 days from Kebenaran Merancang to Building Plans.

So we are almost there folks, not too far off, things will be done I believe realistically within a couple of months more.

So for the meantime, you lowyatt folks taking the rest of the day off at 3 pm from your cake and coffee can now indulge in your avacado & toast, accompanied by with some champagne or chai latte. You may now whip out your ipad and start posting things up on your favorite site for more "pm me on the side 4 more infor" after reading this blog. God level unlocked in lowyatt now huh ?

Im really waiting here to create a separate page after all of this is done, just to show by pulling out ALL the documents for the steps and stages needed for the Kebenaran Merancang and Pelan Bangunanan to see thoroughly and clearly for all of you.That would be fun.

This would be the Season Finale for all lowyatt reading hipsters of this blog. THEN lets see, how accurate lowyatt hipsters are online. Can get haus lor, A-B-C like det wan. If theres anything Im going to do for all of you, is just share the entire process CLEARLY than filtering through topic after topic of useless advise.

Right now Im just blogging based on progress, so it may be confusing to some at times. But if you have been following me, you know Ill do it to share the experience and what it takes.

Stay with me people, Im halfway done at the Building Plan Stage, and its only another half more to go that would take faster than all the other steps, and with that, it will complete teaching all of you people who have found this blog, helpful for submitting plans for MBPJ Home Renovation Approvals useful (hopefully)
