Building Plans Submission Process

Happy New Year everyone and yes its now the 29th of January as I post this. Im a little hung over from last nights indulgence with family. How has the year been for you so far lowyatt folks ? Pretty sure Chinese New Year a week from now will be seeing a lot and I mean a fucking LOT of fireworks considering how lowyatt folks are taking this year seriously. Painting houses (front walls minimum), taking 10 - 14 days leave, and the traffic jams are back like how it was 6 years ago. Last year was pathetic. And we all know why this year has cause for celebration.

Now here comes the Building Plan. We have begun to submit our building plan stage and as it turns out, theres more paper work and running around still left. In this chapter Im going to cover the steps for what MBPJ Building Plans require

1. Waste Management Approval
2. Online Submissions
3. Hardcopy Submissions
4. Engineers Plans
5. Approval

Not as easy as A-B-C,.. Hor ?

Lets start with whats required for the Sisa Pepejal stage.

1. WASTE MANAGEMENT APPROVAL

What you will need :

a. Survey Plans

b. Architects Plans

This is just to determine that those orange bins for an example has enough space for your refuse / waste area. Took 1 week to get things approved. Your height of your refuse / waste area should be 5 ft in height. Thats the requirement to fit your almost 4.5ft bin.


2. ONLINE SUBMISSIONS

What you will need :

a. Grant

b. S&P Agreement (Front Cover, Inner first page and last page)

c. Kelulusan KM (Full Scanned Document)

d. Architects Plans

e. Survey Plans

f. Cukai Tanah (Latest)

g. Cukai Pintu (Latest)

h. 3d Perspective - minimum 2 views

i. Surat Sumpah & Perakuan Kerja Kerja Binaan Belum / Telah Dimulakan (Non Work Commence
Letter signed by Commissioner for Oaths)

j. Method Statement - made by your contractor to describe how demolition and clearing is done

k. Dilapidation Survey (Applicable if you are Demolishing and Rebuilding)

l. Meeting Minutes with Neighbours (Applicable if you are a Bungalow being Demolished and Rebuilding, not applicable to Semi Detached, and Terrance Houses)

and last but not least, dont forget...

Easy right ? Like A-B-C can get haus worrrrr. Cheras can approve 2 days only hor. Im not going to post my plans, and the Kelulusan Kebenaran Merancang etc from MBPJ because thats been covered already, but heres the SURAT SUMPAH & PERAKUAN KERJA KERJA BINAAN BELUM / TELAH DIMULAKAN from MBPJ

*** Just to take note, I doubt you need a METHOD STATEMENT if you are just doing simple renovations below 1000 sq. ft. So Skip the METHOD STATEMENT if you are not Demolishing and Rebuilding like me. If you are, then you can view below where I have shown what a METHOD STATEMENT looks like when you are Demolishing and Rebuilding as MBPJ's Building Plans requires you to submit. This is only prepared by your contractor. ****

This process is pretty much like the OSC Online and MBPJ for your House Renovation. Online first, dapat kelulusan aaaa, baru hard copy.


Sumpah again, sumpah after sumpah. However Cheras folks would have started work first, then when the approval for Building Plans come, the work will be halfway done on their property. One guy on Jalan SS3/29 has done exactly that. Only KM Approved, but work has already started. Must be from lowyatt.




And here is something else I have not posted that a contractor helped us do. Because I kind of know him and he helped out. This is called your METHOD STATEMENT. This describes what will be needed to be done for demolishing your property or as lowyatt folks like to call HAUS.

If you try looking up any samples of this on MBPJ through key words online, it wont lead you anywhere. This is why lowyatt folks are just as stupid as chicken heads online because they too cant show on their forums what things look like.  

But with my key words, I hope you will be able to find this useful here. Now lowyatt folks will be able to talk in the chat rooms of how their knowledge is very God Status like.

Oh, heres a bonus for you all, I just received the latest 3d renderings for submission. While 2 copies are the minimum, was able to submit for 3 

The guy who rendered this must have done too many Cheras and Puchong homes. Even the draftsman was like,...uhmmm,.....interesting style choice for colours and accents. And we had a small laugh. Fuck it, Im using this for submissions only. What are those Fugly grey accents though ? Looks so cheap that if I wonder if I showed this to a contractor and said "YES I WANT THAT GREY THING ON THE WALLS" I will get a cheaper price ? Something too elegant in presentation that should be cheaper could ask for a higher construction cost.

Now for those of you who were wondering why I had a gaping hole in the middle of the roof in my design, it was so that I could take advantage of the surroundings. Sunway Serene thats being built nearby, icon city, a park, trees etc. But the main reason was because I could have this water tank area serve as a place I could have my drinks. Gin, Vodka, Whiskies, (thats right lowyatt kids, its not whiskey, its Whisky) and other beverages. Coincidentally one of my favorite architects Fabian Tan recently did a single storey home in petaling jaya that has a similar concept. Fuck me. I like his work. I truly do... though, not all hipster like every speak easy bar - coffee cafe Seksan. Also, it should be known that many houses in Petaling Jaya really loose out on such views by putting a shitty water tank platform without seeing the view they get. Some views are really spectacular. Theres a house next to Decanter in Section 17 that has the tiniest water tank platform, and it loses out on views such section 16, hills, and other Petaling Jaya towers as well. Unbelievable. If you dont believe me, go to Decanter in section 17, go upstairs where the smoking area is, you will see this water tank on the roof of the house Im talking about. Its right next to Decanter. Unbelievable.  



3. HARDCOPY SUBMISSIONS

What you will need :

All the above will be submitted in Hardcopy format once the Online Approval Stage for Building Plans at MBPJ is approved. Here, you will need to sign off on the Architects Plans and your Architect will then submit this to MBPJ. Because town councils and the government love keeping paper work in their steel files in their buildings with fluorescent lights and blacked out tinted windows. Kan ?


4. ENGINEERS PLANS

What you will need :

Engineers Plans submitted by your Engineer.

Once the Hardcopy Submissions have been approved, you are still not out of the woods, because the Jabatan Kejuruteraan section at MBPJ's Building Plans department will need your Engineers Plans for approval before allowing any approvals to move on. Its simple, one department looks at just the plans, the other looks and the engineering side of things.

5. APPROVAL

Then can get haus in 7 days lorrrr. Like Lowyatt A-B-C easy lorrrr.


Now theres nothing much I can do, as Im waiting for the 2nd image of the 3d perspective to arrive on my laps and while one of the contractors is helping me with the whole Method Statement that is needed by the contractor. 

So it looks like hard working lowyatt folks during this time will have nothing much to do as its now literally 1 week before Chinese New Year.

Nothing moves. So till the next posting that will take place after Chinese New Year, wishing all folks a Happy Chinese New Year. Dont be a hipster and dont surf lowyatt too much. Take it easy on the Cristal as we know you are all hard working with your 3pm take off work schedules.
