Getting a Home Loan from a Bank

Banks,

Banks in Malaysia through my experience have been alright with the exception of obtaining a Home Loan.

Now for the folks at Lowyatt and property websites, getting a Home Loan approval is always easy for them but here is where the horror starts for my wife and I.

Read property websites and you will your usual folks of the Public Banks, Maybanks etc advertised right next to the How To Apply For A Home Loan guidelines on any property website.

We even did something where we had applied with banks first for home loans without our detailed documents first, just to get an idea if we could be approved. Banks such as Affin Bank were more than happy to say yes we can give you a home loan. But in the end, was fucking untrue.

So good luck.

Right after the SPA had been ready, we had to Get a Home Loan. So off to the banks we went and as advertised online what the banks want from you are as easy as 1, 2, 3.

So really ? That’s all that’s needed ? In actual fact this is what happens in real life. 

Now if youre going to submit documents to the bank to some pencil pusher who wont work fast enough anyway for your money, this is what will happen and what else you would need, hold your breath :-


DOCUMENTS YOU ACTUALLY NEED




1. IC

2. 3 Months Payslip

3. Bank Statement (3 months, some ask 6 months. Forget 6 months people)

4. SPA (First 2 Pages and Last Page)

5. EPF Statement (1 year)

6. Latest e-BE form from LHDN (Yes, no tax paid, no home loan)

7. Copy of the Geran (Your Sellers will have this, and a copy will be given to you during the SPA)

8. Letter of Confirmation of Employment

9. Images of your Workplace

10. Site visit from Bank to look at your work place

11. Bank to contact Secretary / Management Staff to identify if you work where you work

12. Blueprint / Floor Plan of the property

13. CCRIS & CTOS Report (I gave them MY CTOS report showing I had good credit standing, I
did the banks work and still got rejected)

14. Credit Card Statements (If you dont own one, please start owning one. The more you have loans you are repaying, the better. Thats how you hit brownie points with bank loans)

15. Fixed Deposit / Other Savings as proof of your financial strength

16. Earnest Deposit of your newly booked Home


This is what your folder will look like for submissions for the banks requirements. Whats that again about online banks websites ? Does this look like a fucking claimed to be requirement of what banks need ?


And if you are a Director of a company, please also provide

17. Form 9, 49, 24

18. Basic Financial Sheet ( 3 months )

19. Secretary / Directors contact Number

20. Proof of Sales from your Business. I mean what - the - fuck (requested by Affin Bank and Public Bank)


Are we done ?
No.

You will still need to

21. Fill out the Loan Application Form that will be given by all banks. Sign this 5 page document or whatever, that will also be submitted to the banks with all your documents above.

This was Public Banks documents. See how easy it is to apply for a home loan ? Very friendly experience. Banks should just ask people to sign your name and IC. The rest ought to be filled out by banks if your loan gets approved. After all, they just want your consent for them to do a CCRIS report. Thats it. 

Then and ONLY then can they start on getting your CCRIS Report, etc.

We complied to everything with what the banks wanted, and still the banks couldnt give a straight and firm answer why a loan couldnt be given. They actually wanted my companies Financial Report. I mean, I work for a company, shouldnt you be looking at my personal financial report ? And not the company that I work for's Financial Report ? I am a general manager where I work but, What the FUCK !? 

Keep in mind, this is our FIRST HOME. We are qualified automatically for a 90% Loan Guaranteed. Here we are treated like third class citizens.

We had a 89% Credit Rating.  And after all this, We were still rejected.

We didn’t default payments, our salaries may have come in late sometimes but we never missed payments due. Even in defense, whenever sometimes your salary comes in late, example maybe you were overseas and didnt bank in your cheque till you came back 2 weeks later, banks begin to question and ask proof that you were overseas, hence with credit card statements, it showed my travels.

Still LOAN REJECT.

You comply with everything and all banks here want to do in these very PROSPEROUS - in - denial -times is to reject anyone.

Even First Home Buyers. Thats how shitty times are. And with this mention, the banks are just looking not to lend money. Thats how bad the economy is.

By banks that reject here, we are talking about all your local boys, from CIMB, PB, Maybank, Affin Bank, etc.

It does not make sense as I was able to get a 230k car loan easier than applying for a Home Loan. I have only my credit cards where I spent very well in access of RM 10,000 as well with business trips lasting 3 days or so. And whenever I return, my bills are always paid, even before the statement arrives.



WHAT HAPPENS WHEN YOU ARE IN THE APPLICATION PROCESS

Once you have filled, ticked, stated, signed etc the boxes and blanks in that stupid loan application form,  Loan officers will then go through the process of trying to understand your documents.

Anyway, wanna know how loan officers work ? Its also important to note how Loan Officers and Department Heads work when applying for a loan.

This is what happens.  :-

1. Apply on a Monday, because Friday is Half Day

2. When applying, the first stage will be submitting your documents to a pencil pusher officer who cant understand English well, but you are submitting your documents in English anyway

3. It takes the low ranking pencil pusher who cant put 2 words of English together to look through your documents. This takes usually 3 days to analyze your documents. By Thursday, your documents are ready to be submitted to the Head of Department or in Affin Banks case "Team Leader" (what the fuck ? And the team leader got a fucking from me in the end too, stupid cunts)

4. The Head of the Department too cant speak English or understand it well. He looks at your documents, and does not even call you to ask questions. Why ? Because he cant speak English well and he is claimed to be a God Like Status. Untouchable. Kanot contact wan worrr! So how is a HOD supposed to approve your documents when he cant understand English ? This happens on a Thursday. Sometimes Friday before rushing to leave work early at 3 : 30PM for a boozy night at maybe Puchong or something at a bar.

5. The fat dog HOD will then give some instructions to the pencil pusher,.."Nake nake,.....hor ?" The pencil pusher will then call you back on Monday, because Friday is half day right ? On Monday IF you are lucky, you will be asked some further questions pertaining to your spending habits, or financial stability.You will answer the questions the pencil pusher has given to you but the pencil pusher wont understand English well anyway. You put down the phone after answering the pencil pushers questions.The answer you gave will be reexamined with your documents again on Thursday.

6. Failing which, meetings will be on Monday, because bankers love to have work life balance going to The Walk in Puchong, Publika, and bars at 3 : 30PM on a Friday. So your shit gets pushed to Monday while you worry over the weekend of your bank loan because time is running out while THEY are having work life balance spending money in shopping malls, bars, looking at lowyatt on their Ipad or Kindle. 




VARIOUS BANK EXPERIENCES

Would you like to see some experiences ? Here are the banks we dealt with and the experiences we had :


AFFIN BANK

Our family has 5 cars under Affin, our family has been dealing with Affin for 30 years. We have forex exchanges with Affin. And here they send a representative dressed to reveal her navel to view my work place ? Who allows their staff such outfits ? who drives a A250 Mercedes and cant put 2 words of English written or verbal together who rejected us.

She spells DUMB as DUMP. Clearly she works very hard.

You work in a bank for fucks sakes, not a strip club. But its beginning to sound like one because she could not speak English well and her name is spelled VENESSA. Perhaps she works at a strip club in Bukit Bintang. Her day job however is in Balakong.

The irony of her name ? Because her name is spelled wrongly, I had in my first emails sent to her correctly inserted the name Vanessa***@gmail.com with all my documents instead of Venessa***@gmail.com. Even the blog highlights that the word Venessa is spelled wrongly.

Fuck sakes, learn how to spell a beautiful name.

Talk about banking with partners, these fuckers are a class A lowyatt mother fucking idiots. Will I bank with them personally again ? I would bring my money elsewhere.  In addition, the loan officer was gladly taking holidays without bothering on any progress to my request.

Work life balance ? bitch my ass. So for you work life balance people, good luck to your business. You know who you are and that’s why you can afford to drink RM 35 lattess with your avocado and toast. You know what kind of people you are.

How long did it take them to process us ? 2 months

The shelling they got was the best. Even after asking them what else they wanted after submitting everything and complying.
Why reject ? Do you not value our money ? Fuck yourselves




MAYBANK

My wife and I deal with Maybank. Our accounts are Maybank. Credit Cards, Maybank. We got rejected on the basis that they too wanted to view our work place. Which I declined because why would you ask for such a thing when your credit cards (I have chalked up approximately 10k on average when I travel for work monthly) and pay on time diligently. In addition our bank balance was healthy as hell and still were not offered a loan. Keep in mind our credit rating. Maybank too could not put 2 words of English together.

Reason for Rejection : No reason. I could not speak to the HOD for Loan Approvals. Because the lower ranking pencil pushers wont allow me to. So I rejected them instead. Plus a lot of wrong descriptions and words were used by Maybank about my documents. So I knew I was dealing with fools from bottom up.

How long did it take to process us ? : 4 weeks. Lowyatt chaps can do it faster




PUBLIC BANK

Recommended by our Lawyer. 2 weeks to process. They said No they cant give a loan. Simple as that. At least they didn’t waste time. Simple question asked to them

 “How much then do you want if you cannot give a 90% loan ?” The answer from them ?

“No Sir, not like that wan, we dun practice that”

Well if you cant understand what Im saying then fuck off. How bad has Malaysia come to ? I should be titled automatically for a 90% because its my first Home Loan and youre supposed to take things easy but nope. And they thought I was offering a bribe when I asked "How much then do you want if you cannot give a 90% loan" I was simply asking in other words, if not 90% then how much la you can give ?

How long did it take to process us ? : Well at least the answer came at a no time waster record of 2 weeks.




HSBC

Applied. Then reapplied. Then no answer.

How long did it take to process us ? : Never. Still processing ?





WHAT YOU SHOULD ALWAYS KNOW AS A GOOD PRINCIPLE


Now its important to note here that when dealing with banks and applying for a loan :-

1. YOU are the Customer. NOT Them

2. YOU are doing them a favor by bringing business to them. THEY didnt have to come look for you or move a finger

3. YOU are doing them a favor by giving them interest. Dont let THEM ever make your feel like YOU OWE THEM anything

4. Dont be entirely thankful for the loan if you get one. Have you calculated the profit THEY will make ? You are helping them 100% in profit

5. Always ask for the Loan Officer. The Loan Officer is not God which is what Affin tried to paint this picture that the Team Leader / Head of Department Dog who didnt even call me as a client of theirs from our family business of over 30 years DID NOT DO.  (Finally being able to speak the Loan Officer who was a fool that he didnt know who were were. What an insult by banking with them for over 30 years and they STILL didnt know who we were. Fucking Morons). Always ask for the Loan Officer as well. Dont just speak to the pencil pushers alone.

6. If the HOD is not interested or cant speak to you, dont waste your time. Move on. This is a business of over 1 million to be dealt with, not RM 1,000.00. Oxygen and time are precious, dont waste your breath and time with just the small pencil pushers. This will make you deal with the right people so YOU can move faster.

7. Remember, this is business, and not just a Home. If you dont get what you want by a given time, you have to cut the bullshit aside and move along. After all, if the pencil pusher isnt hungry for your money, someone else will work for their commission and sales targets. 




At this time, 2 months had passed,

So we were at a dead end. But all this will make sense in the end of this chapter.

Moving on, I was tired of the shit, dilly dallying, documentation after documentation, desperate and frustrated, getting no answer or leads. My wife was a little too but she’s always the person who does things at the last minute. 


However it pulls though and pulled through it did.

You see Malaysians have been living in denial especially banks and the property market that there is no crash, and all is fine and dandy. Every day is Spring and Summer waking up in your Cheras 3.5 storey ugly Utopia because you have made it in life owning your home with a tree planted inside.

However the reality is very Grim. No one is spending


Don’t believe ? Lets see how many Chinese will be playing fireworks during Chinese New Year in 2018. Cause 2017 even amongst the rich was pathetic.


So the property market truly has taken a good whacking and banks are not willing to give out loans even to people like us that have stability, being our first home loan and having an excellent credit rating. Even when people like Venessa have known us since the 1980’s. …… Bitch

So in a crisis like this. You must understand, that local banks don’t do well. They are grounded as strong as palm poil is to our Malaysian soil.

They are not global If shit is bad, then they are bad too.

If times are good, they would be flexible too. 

Lowyatt folks understand this better than me. So do property websites.

The only bank that made us an offer, was not even from our beloved patriotic Malaysian banks. But it so happens, that through another intenational bank, things pulled through.

I will say though, that it’s the year 2016 when we were applying for loans from local banks and got rejected. However what really happened in the end that all of town even the smart lowyatt folks and property website mother fuckers knew even before I did was this

In October 2016, the Budget was announced in Parliament by MO1. And over 5000 low cost housing units was supplied to the country.

These loans for low cost housing were obtainable (and mentioned as well by the way by MO1) by banks such as

 “Public Bank, Maybank, Affin……..” etc. But no International banks.

Coincidence ? Lowyatt thinks not. But in a time when 5000 low cost housing units gets developed when property is grim and banks are not lending easily, its tough obtaining a loan EVEN when its your FIRST HOME.

Steps of Buying Your First New Home

Now buying your first Home seems to be advertised fucking everywhere that its as simple as 1, 2, 3. Take websites such as :

1. Banks (greatest fuckers of all liars)

2. Property Websites (not as bad as banks but create a a rough idea of steps required but not thoroughly)

3. lowyatt (the flock of people who think they know but they really dont. Nothing has helped me from lowyatt unless someone wants money from advertising themselves for services that you are too stupid enough to get cheaper elsewhere)

I want you to look and remember this and will show you what really happens and what you should really do. Cause it seems like lowyatt people do this everyday buying properties. But does it work the same with buying a second hand property ?


You see when we were looking at buying our first home, we did these exact same mistakes. And while you hear about how hard things can get, you hear about this on lowyatt but no one offers solutions because they dont know the truth about what really happens.

Well if you have found me, then strap your shit Charlie, because the real truth works like fucking follows. And here are the steps and checks and things to do for paying for your home with all the horror stories (in the next topic) and documents needed :-




STAGE 1
(REN NUMBER & EARNEST DEPOSIT)




STEP 1. CHECKING YOUR AGENTS REAL ESTATE AGENT NUMBER (REN)

a) On your agents name card, it will show a real estate agents number.
b) If it does not exist then look at this website first https://lppeh.gov.my/WP2016/
c) Call  
d) Call the office of your agent and check if the office has a valid existing telephone number

So you see, Step 2 illustrated above is wrong already unless your agent is from a very famous Real Estate Agency. Even then, whats there to stop even ME from selling a house to you if I had a fake REN number ?

*** Ensure that your agent is registered. If not just walk away. ***




STAGE 2

(PAYING EARNEST DEPOSIT) 

This is the Earnest Deposit which is signed also together with the offer letter. This is a format I made for our Real Estate Agent and even our Lawyer as well. Some agents want the offer letter signed first. But in reality Property Agents will have that Earnest Deposit first and then get their Offer Letter signed. In lowyatt world and property websites, it simply isnt always true. You got money ? then you sign. This is my 3% of the property I had purchased. Get your Real Estate Agent to sign on it for formalities sake as well.

This is the Letter of Offer / Buyers Proposal to Purchase that will be given to you when you pass the cheque as well for your Earnest Deposit. This is where the Property Agent will make his commission from the sale of the Property. This letter was signed the same day May 21st 2016 when we passed our Earnest Deposit. 

1. How much do I Pay for the deposit
a) 2% if its less than 1 million.
b) 3% if its above 1 million. Did you know that ? Im sure lowyatt did. So did iproperty.

2. How long do I need to take to pay the deposit ?
14 days. Not 14 working days, 14 days.

What happens if during those 14 days to pay up there were holidays worrrrrr ? :
Tough shit mother fucker, if you gotta pay even on a national holiday, you have to pay. Holidays will not be added to the 14 days to pay your deposit.

*** Check with your agents always and if the owner allows for 21 days ***

3. Who does the cheque get written to :
Your agents company

4. Why not the owner of the property ? :
Because this is where the Property Agent will earn his commission rather than paying to the owner of the property. The property owner automatically loses 2 OR 3 % depending of the value of the property.

5. What happens if you dont pay up in time ? :
The property will be back up for sale. Simple as that.





STAGE 3
(GET A LAWYER)


Its important here to note that if you are buying a property off someone else's hand, its best to use your own lawyer. Your own lawyer if he may be a friend, will charge you less in any case than sharing the same lawyer.


On many property websites, it says you sign the SPA and hire a Solicitor. This is wrong. How can a SPA exist without the Solicitor ? Unless you are buying a new development.

Websites assume you will engage only with 1 Lawyer if you are buying a property second hand, but in reality its not entirely true. Our seller wanted to deal with their lawyer, we wanted to deal with ours

Why ?
Buying an already existing property could use 2 lawyers like in our case rather than sharing one. Most people do this why ? They know a friend who IS a lawyer already and will find a cheaper way of bringing costs down for lawyers fees. This will save you a few grand.

It does take a little more time dealing with 2 lawyers but both Seller and Buyer will deal separately to save money.




Misled information if you are buying property second hand. How can you sign the SPA if there is no lawyer first to draft it ? Does it mention above WHO drafts the SPA ? In the information above, how does the SPA magically appear ?


1. What do I do next ? 

You will need to sit down with your appointed lawyer as soon as you have paid your Earnest Deposit.

Even while scouting for a Home, its good to already know a lawyer before hand. You will have no choice but to anyway. Your lawyer will draft out you Sales and Purchase Agreement (SPA) consequently so engage with one immediately. We already knew one so we had no issues.


2. What will happen when I do meet my lawyer ?

This is what will happen during your first meeting :-

a) Your Lawyer will describe your payment due to him for his fees. If he likes you he may offer you a discount. He may be a family friend like in our case.

b) Discussion about SPA will be on the table. Such as how long it will take.

c) Stamp Duty will be discussed which is part of the SPA and lawyers fee which you will have to pay for. Im not going into details with this because you lowyatt reading fuckers are smart enough to know how much. Your lawyer will describe how long it will take.

d) Change of Land Title which happens at the Land Office. You will hear terms like KTN 14A like its something you deal with everyday working next to your lawyer while you are sitting in your pencil pushing day job and have no clue what he means. Lowyatt people deal with this everyday because they invest in property all the time.

KTN 14A is a change in NAME of the ownership the the Land which happens at the Land Office. This is done by your lawyer as well.

You wont own the property yet with this form, this is just to let the land office know that there is going to be a change in ownership. The change in ownership of your land comes later once you have your loan approved. More of that in another topic.

You may see the form in STAGE 5 for the SPA and KTN 14 A below.

e) Your lawyer will ask if the property you are purchasing has any outstanding loan or if its" free of any encumbrances" in fashionable Lawyers terms. If the property still has a loan attached to the owners, then you will need to tell your owner to settle all debts and provide proof to your lawyer that there are no loans left with the banks they borrowed with. This is done through lawyers as well. however if in doubt, a CCRIS check can be performed by your lawyers to identify if the property is still tied to any banks.

f) Your lawyer will tell you as well that his job will be to draft out the Sales and Purchase Agreement, to change at the Land Office the title of the property owners name to your name(s) and to get the Stamp Duty. Thats what your lawyer really will do. The rest such as changing your TNB, Syabas / Water, and your Cukai Taksiran - paid to your local town council such as MBPJ (Assessment Tax) is all done by you. Not all name changes will be done by your lawyer, just the Land Department, Dealing with Banks loan approvals as well as your SPA. The rest is your shit.

The question you may have will be :


3. When do I pay my lawyer ? How much to pay ?
Well, just make an offer of 50 % now, and 50% when you get your Sales and Purchase Agreement and KTN 14A (Name change of Land Title) from him. This will now bring us to the next stage.




STAGE 4 
(PAY YOUR REMAINING DOWN PAYMENT OF EITHER 7 / 8 %)



Its Cough up some money Time ! Make up your 10 % fee and here are some questions you may ask which lowyatt and property websites will tell you in real life

1. How long before I make the balance 7 or 8 percent ? :
1 month from the date of Downpayment. Example : If you paid your 2 / 3 % on the 1st of July, then by the 1st of August you will need to pay up the balance 7 or 8 %.

2. Who do I issue this payment to ? :
The home owner

3. Do I send this to the owner directly ? :
No, your lawyer will do this for you. He would collect the payment from you and it magically disappears into your sellers hands.

4. Why ?
Cause from here on out, your lawyer will be speaking to the owners lawyers and no American Dream Utopia where owners and buyers meet and have Starbucks together sharing coffee time together till sunset occurs. From here, any correspondences have NOTHING to do with your Property Agent. Its Lawyer to Lawyer. Only Lawyers talking with Lawyers. Only Lawyers and Lawyers.

This made up 3.5% for me and another 3.5% was done by my wife making 7% to complete the 10% Downpayment. Its important some format like above is done because dates and signatures are proof in case the Sellers lawyer wants to screw with you. At least you have proof of payment that was collected by a particular date with evidence.

Now you know why property websites are stupid ? Paying is easy, engaging in the details with your lawyer to work with you from step 1 should be better advise. So, good luck lowyatt folks.

Yes, I property and lowyatt told you the truth didnt they ?

Give yourself and the lawyers fair time to draft out the SPA. Pay your Balance not too soon but closer to the due date.




STAGE 5
(SALES & PURCHASE AGREEMENT- SPA & KTN 14A)

So now that you have paid your 10 % and have worked out stuff with your Lawyer and have found all is well, The SPA comes next.

Your Sales and Purchase Agreement will have inside approximately 16 pages of documents stating terms of the sale by the Seller and Buyer.

Prior to signing the Sales and Purchase Agreement, both the Sellers Lawyers and your Lawyers will engage in a little dance of going back and forth drafting the correct description of things. Our lawyer drafted the SPA and mentioned a double storey house when it should have been a single storey. Even I didnt notice this until the Sellers Lawyers pointed this out. This shit will take approximately a week. 

If you have paid your Deposit before engaging with a Lawyer then , good luck. It will be stressful. But not to lowyatt folks. They do this daily - Buying Houses.

So once the finer details have been ironed out, spelling checks, address checks, lot number, unit number, etc. Your SPA is complete. You will get to see the document being amended correctly, maybe a term or two will be added or stroked out. 

The drafts should always be requested to be CC-ed to you in your email so that you see progress taking place and can correct any mistakes or approve any changes. 

In our case we had only 1 change requested by the previous Sellers Lawyers,  which was there will be no CF or CCC (Certificate of Completion and Compliance) as the Home we bought was built originally in the 1960s way before any CF's or CCC's were in place. Which we agreed upon anyway.

1. How long did it take to get the SPA Ready ?
2 weeks


The document is actually pink in colour, this was the draft of ours. Once the draft is okay, you will have the date of your signing printed on the top front page of the SPA. From here, all hell starts from getting bank loans.


2. What happens now ?
You are given 90 days from the date of the SPA to pay up the remaining balance

This is where you will have a little sit down be it in our case at McDonalds SS15 Drive Thru in Subang, where we signed our Sales and Purchase Agreement with our Lawyer. About 20 or so pages being initialed all the way. 

Once thats done your lawyer will also have ready a document for a name change from the Land Office for the new title. KTN 14 A (Kanun Tanah Negara) will be handed to you for signing as well. 

It will look something like this in the end, but he will just give you a form for Applying for a change in ownership of land title first.

You will just have to sign the bottom part of the form first. The rest is filled up only when your home loan is approved. This is just a step forward in preparation of your home loan so as soon as your loan has been approved, this job has already been half done. Whats that again for property websites ? Oh yes thats right, Sign the SPA. No talk of KTN 14A right ? This is REALLY what happens. As you can see, there's also the Sellers Lawyers signature as well which will be required, so this is the little dance that both lawyers play going back and forth with documents. "Hire a Lawyer" after the SPA they said. My balls

Within a day or two, the SPA with KTN 14 A will be also delivered to the Seller and the Land Office. Once the Seller has also signed off on the SPA, the clock starts ticking for a home Loan. 

The original KTN 14 A documents will not be given to you unless you bought your Home in cash. Because in our case we had to go with the banks, the Original KTN 14 A is now kept in a secret vault by the Banks we now owe. Only a Certified True Copy will be given to you by your Banks Lawyers which will be in the next topic.

This is where you pay your lawyer his balance 50% fee. But theres still a bit more work left for him if you are getting a home loan and post home loan as well.



Questions you may ask yourself :

1. How long is the SPA valid for ?
3 months / 90 days from the date the SPA is issued as mentioned on the front cover.

2. Does it include non working days ?
Yes

3. Does it include National Holidays and Public Holidays ?
Yes. However if you cannot obtain a Home Loan in 3 months, you could ask for a compassionate extension for the holidays that were in between. Most Sellers will agree

4. WHAT IF I CANT GET MY HOME LOAN SORTED IN 3 MONTHS ? THEN WHAT ?

You will have some options here :-

a) You may withdraw from the purchase but will loose ALL your Downpayment to the Seller

b) You may be given an extension which may be put in writing (like our case) to obtain a Home Loan from the Banks (we also had to pay a Differential Sum, a big one. Talk about how easy it is to get your First Home huh, watch out for the next topic, here's where even greater reality will kick in)

c) You may be given 1 month in addition to the 3 months to sort a Home Loan. However a daily rental rate will be agreed upon by the Sellers demand. In other words, after 3 months, if the Seller says every day I want 240 ringgit till you can get a home loan, thats what you will have to pay.

d) You may also try negotiating for the price of 240 ringgit example, for a period of 1 month

e) Consequently, after 3 + 1 months failing to obtain a Home Loan, your Downpayment money goes to the Seller



The daily rate will be stipulated anyway in your SPA. So read your SPA carefully.



So that's it folks. All is signed and well. Now the REAL fucking fun begins which is a nightmare in our current climate and where the biggest lies are fed.

We found our New Home !

Months had passed, years had passed, but little would I know that the property in mind was just around the corner.

In 2015, Mum had actually told me that there was a property for sale not too far away that was a single storey semi detached that was for sale.

Wife and I had given it a look, and we didnt really fance it.

Perhaps it was due to the greedy pigs who lived in Setia Eco Park who had given us the perception that the newer stuff was better, looked bigger, being apart of a "priveleged" community being gated and guarded, and the best thing to do was to find something "somewhat" new for a Home.

Perhaps it was the way how the tenants at that time kept the garden like a salad forest growing stuff all over the place that made it look unappealing to us.

We had driven up to the house, took a look from the outside and found no interest in it.

However, looking at the other houses in SS3 Petaling Jaya, were a turn off for us as well. So when we did finally return to observe the house again, things looked, slightly more appealing.

2015 had now passed, and in 2016, a few more drive by's were made. This began to warm up to us.

As we kept on occasionally (and me a little more than occasional) looked at the home again, and again and again, it began to feel a little more comfortable.

One of our neighbors sold us our second Doberman in the 80's, there were dogs everywhere, there was a street light close to the compound outside the premise that provided free lighting at night. The neighborhood also becomes gated at night. So these were plus points with security and we already knew one neighbor.

So I asked Mum again "Do you still have that agents number where this house was up for sale".

As it was advertised in the newspapers and nowhere online. Thats right, no iproperty, no propertyguru and stuff. Just good old fashion newspapers.

Mum had to dig up a few months of Newspapers before finally finding that number. I consider myself lucky as the papers were YET to be sold off to be recycled.

Mum digs, and Mum found. She calls the property agents, and as it turns out, the property was still up for sale.

Joy oh joy, let us take a look at this place we said.

We decided on a Sunday to have a look together with my parents and wife first. To which I found the home having a decent vibe, though dark due to the tenants love for planting stuff all around the compound.

Seriously what the fuck is up with that Salad Garden

Besides the Caesars Salad garden, things were pretty okay for the property. It was not too large, not too small. But I then though to myself, this isnt all that bad after all.

I had delayed myself by 1 year by not taking a look at this opportunity and today, here I am and I actually like this place. I actually was supposed to view this property in 2015 and didnt attend the viewing because we were just a bit turned off but man how wrong were we.

Besides one shitty neighbor built right to the boundary.

Moving on, it had taken us over now 4 years to look at our First Home.

On the way out as I was leaving the property, I saw the view that we would have with the property as I was facing the gate ready to leave. This is the view. And for some reason felt "I love this view and I would like to own it" :


Facing south all towards Australia. The tree on the left coincidentally is a tree native to Australia as well called the Bottle Brush Tree. I never get bored with the view of the skies

As we had taken a survey of the property and had just stepped out the front gate, I I actually told the agent "Consider it done, we will do a small negotiation and we can move on"

This upset the wife but I cant disagree with her. It was a little selfish of me as this was our Investment into what is supposed to be Our Home anyway.

This too didnt help as some scars were still there from the Section 11 house she loved ever so much.

This very same evening, while in shitty One Soho, over some Vodka and at that time being intoxicated too quite a bit, I told my wife that we should look at the property again with her Mum on the 8th of May.

The very next day, I had called the agent and told him we would like to look at the property again this coming weekend on the 8th and in between a viewing with a contractor if the tenants are agreeable.

We asked for a 2nd viewing as well, during some time I cannot remember with a contractor, Mr. Alex who said it would cost RM 300,000 for renovating the current building and RM 500,000 for a 1.5 storey conversion.

Pfffft, fuck it. That kind of money is mentioned on websites like lowyatt for greedy contractors who really want to eat Steak everyday Medium Well in Bangsar. Fuck off. That too by making 100 or more percent profit and with the intention of giving you sub standard quality that breaks apart faster than a China made piece of furniture from Ikea. More of this later.

The 3rd viewing with Mum in Law began to feel a little more comfortable for the wife, even with the section 11 house still being her dream home. Mum in law had a similar vibe that things are good and nice. Things were beginning to look better. The only thing though during our visits was this smell coming from the back of the Home that smelled like you just stepped into a Vet. They had cats.

My wife and I discussed things and there was still some slight apprehension.

The next day, the 9th of May 2016, it was a Sunday in the evening at shitty One Soho.

My wife and I decided to call the property agent. We made an offer of just 30,000 less for the property which the agent declined. In the end he agreed but decided I didnt like the number we were agreeable to so I made an offer at only 20,000 less for us to move on.

We agreed.

Putting down the phone, felt exciting at first, but then fears of an offer made before to a house in Setia Eco Park earlier had come back again.

Questions like "What if the owner declines?" and "What if I get played out again like in Setia Eco Park" occurs.

Sobriety had hit me fast of those questions. To which Vodka was needed to feel good again and think about the next steps and what to do. This was probably around the 7 PM hour on this Sunday, and we decided that we will send an SMS (Because the agent is an old chap you see in his 70's, so no Whatsapp here).

"Can we meet this coming week to put in our money for our Earnest Deposit"

To which an SMS only came in the next day for the arrangements of the Earnest Deposit such as when, where and all that will take place.

This was beginning to feel serious, but still had at the back of my mind the greedy fucks at Setia Eco Park burning me out again. Will it happen again this time ? We had been burnt before, and didnt want to go through this again.

We had now 2 weeks to pay up our Earnest Deposit.

So through the rest of the days waiting, more Vodka was consumed, time passed slowly before reminding the agent - possibly was a Thursday, 19th of May 2016, of our meeting set up the day after.

A cheque was also then prepared. A bank draft, to which the 3% Earnest Deposit, was paid by me. I did this because I felt that it was good to have something done as a man, at 33 years old that time, who has accomplished doing something mature such as Booking A Home.

In addition, I still felt that the wife was still having emotions on the section 11 home. Sometimes, homes can do this to you when you really fall in love with one. I never came as close to how much she REALLLLY loved a home she saw as much as the section 11 home.

The day before the meeting, another SMS was sent saying something along the lines of "See you tomorrow, Earnest Deposit Cheque is Ready" This took place on the 20th of May 2016

That night, I drank more Vodka. I couldnt believe we had come this far before having something formal happen to our lives.

The following morning on the 21st of May 2017, the day had finally arrived. The week had been long with Vodka nights daily and getting smashed. Worries had to be doused with Vodka and now its time to take a bath in our shitty One Soho bathroom with our broken down heater.

We prepared to get ready. We showered, I took the cheque from our prayer alter, grabbed my keys and headed to SS3 where the meeting was held at S Double Joy Restaurant.


We met during breakfast around 9 AM. The Property Agent was having some noodles and a coffee. We too decided to have breakfast too.

My wife and I ordered toast and some tea. We chatted for about 15 minutes while wolfing down the toast which by the way is excellent. Something lowyatt folks wont understand because toast to hipsters and lowyatt folks for breakfast means having Avocado Toast with a fucking Chai Latte.

We then passed over our cheque, we asked the agent to sign our copy, and we signed the Earnest Deposit.

Formalities done, some kind advise was shared and we then got up and wished each other.

Walking back to the car felt strange and different. I was an adult, a young adult. I dont know what I said while walking back to the car but knew what I felt.

In the car we were happy as a couple, the wife had to go somewhere so I dropped her back at One Soho.

We kissed each other and we moved on with our day.

Its our First Home. We finally have a cheque in someone elses hands, paper work is going to be done in our names, we are going to have to contact banks, lawyers, sign documents and bla bla bla.

We were going to get our keys.

Next up its all the documentation stuff. What you will need, what we went through and what needs to be done.

But before things get finished here,

Its strange, the Home we have, was actually a place during my early teens (13 or 14, maybe even 12) when I used to cycle (not with a fucking hipster bike, a mountain bike) around the neighborhood where our Home is.

I used to cycle around the neighborhood as well where we have our home now in SS3.

I used to think looking at our neighbor "Thats where were bought Spike" our second Doberman. Thats right, we didnt have a Shitzu or some shitty small dog, being called Ko Ko or something. We had Spike.

I used to also think "The Home next door looks better than Spikes house".

How things come full circle almost 20 years later. I truly love this stuff. What a journey.

Seraching in SS3 Petaling Jaya for a Home

So we finally determined a Home was going to be somewhere in SS3.

Wifey clearly was still suffering from rejections of the perfect home she loved in Section 11.

But oh well, we had to make a clear and wiser decision that will effect both of us positively for the future. No leasehold crap. SS3 was all Freehold as well which was a good thing.

It was around Feb or March of 2016 that we were looking more seriously at places in SS3, and marked out a couple of roads that we wanted to look at as a desired place for our home.

A house popped up that was being offered for 1.55. It had a land area of 2,800 square feet with a built up of 3000 square feet.

With a high incline for the driveway, 2800 glorious square feet, bathrooms that looked like the walls were not washed since the first world war, an asking price of 1.55 was just not justifiable. 

Being a little hasty, we showed interest. Because the road was a good road with very decent looking houses.

However it was just way to shitty and a lot of work. A counter offer was made to the lady of the house at 1.26.

Yes its a double storey and has 3000 square feet for its built up space, but its not made out of fucking gold. Neither will it add any fucking value to our lives based on what it stands as.

I was not low balling at all, It required a lot of work. Even a brush up would have costed 80k.

So turns out, SS3 people although more of a senior crowd, actually still believe they have the holding power to sit and wait till kingdom comes to get offered the right price before moving out.

The owners words were "I am still willing to wait for the right price"

Alright, hold on to it then. Hold on to it like your life depends on it. That doesnt make me feel like this opportunity is a loss to such a "good investment, strategic location, high ROI, freehold, high demand" bullshit that agents try selling you with. Because bitch, I grew up in SS3, not you fucking agents so dont school me.

Am not that stupid. Forget it. This home was first put on the market at 1.45 in 2014. Still hasnt shifted in 2017. At one point it went to a greedy 1.6 as well. It should have just been advertised at 2 million instead to draw away anyone who doesnt want to waste time.

Clearly the agents and owners are looking for dogs wagging their tongues to pick this piece of property up like it was the hottest fucking steak in town, but not me.

I dont believe in going back and forth with negotiations as well. It wastes time. Thats meant for lowyatt folks online. Fuck them.

Well these are people by the way who were baby boomers or really old folks who have nothing much more to gain in life but wasting time.

But we really liked this road. So we didnt stop there. We thought since nothing is being advertised, let us advertise instead.

We drafted out a form that looks like this :



Posting this letter in ss3 residences letter boxes. What would you do if you loved this neighborhood so much ? Yes I kick myself in the arse now, but I'm glad that this was a part of my life's journey.

So wifey and I walked a couple of roads we liked, on a Sunday, and wrote our offer and posted these in mail boxes of other homes we liked, hoping to receive an answer if they might be interested in selling.

We received 2 answers out of the 30 postings or so, both thanking us, but will not be selling their home, they were not keen on selling. All except that shitty house above.

At least we were reaching out rather than having to wait. We got answers immediately be it no answers or even the ones rejected. We were now not going to waste any more time.

We knew that an opportunity on these roads we liked, were not going to fall in our laps this time.

Soon, things would change, and we would find our Home. More of this in the next topic.

We finally found our Home !

Searching for our First Home

As I write this, I am 34, My wife, just turned 33. 

Last year was 2016, and leading up to 2016, we spent since 2012 living in apartments. Its now 2017 and long overdue for a new post but here it goes.


But before I give this story away, we had rented apartments for a total of 4 years. We lived in 2 apartments, and now we live with our parents. So while we were searching for a Home, here are the places where we lived.


The first one was called Amaya Saujana. our first nest. Had to be a little more extravagant as we just got married and wanted all that it had to offer. Beautiful place. Pleasant experience coming home no matter how late after work. I mean come on, 1808 sq. ft. Was aweome. A little more cash, for a lot more luxury

.....and the other One Soho. A little less cash for a lot less luxury.


One Soho was a shit apartment with a crappy management, inferior fixtures and fittings, and had overall a cheap vibe. Well I guess thats why it was favored by college students and young families.


(We did this so I could save 6,000 a year, but in actual fact was really not worth the extras got at Amaya Saujana from a basketball court, tennis court, Olympic size swimming pool, 2 car parks, Japanese goods sold everywhere from the other apartment convenient stores, I mean it had the full works !


Where crack heads become junkies. Yes the apartment looked like this pretty much when we just moved into it. Looks like Cheras huh. Its also the same layout as our unit.

Basically, we moved into something that looks like it was built in Cheras. What a mistake. But I enjoyed the view though on the 14th Floor. Our Landlord Ms. Angie in the end turned out to be a real bitch who charged us for cleaning fees when we left but didnt even flush the toilet before we moved in.

This unit above is probably a floor below our original unit.

The first night we slept there, I swear we slept on our couches because the place was butt ugly, needed a clean, and there was dust everywhere. The horrible fluorescent Cheras looking lights felt as though I was at a whore house.

I correct myself, whore houses in Amsterdam look better. Now I stand correct.

On our first night, the place was so fucked up, we were just postponing returning back to our unit by having more beers and drinks during dinner.

We even didnt want to be in the apartment because it felt shitty. (ever gone through this experience ?)

The very next day, we went to Ikea, bought 3 cheap stand lamps, bought all warm bulbs, and replaced all fluorescent bulbs to warm lights.

We took it from Cheras, back to some standards and made it look like this.

With no curtains, it was warm, but it gave us more light. Plus we were not at home in the day time anyway so it didnt matter.

We removed Angies shitty curtains that didnt give us the view of the highway, and installed warm lights, this made the 780 square foot place feel larger with light. This is what we did with the place


2014 - 2016 One Soho. Interesting times, just to save 6000 a year so it could be added to buying our home one day. Not the best of Images, but we changed this place from a whore house to a decent looking place. Many drinks, friends, parties were held here too. 


Well this is what we had lived in before moving in October 2016 back with our parents as we just cant juggle the funds to live out anymore till our home is finished. So now you know what we had, and have to do to buy a Home. 


Moving on, in the process of 4 years, we occasionally fished around at looking at our first home. Now being in Malaysia, this of course is a very personal purchase as this isn't a House. Its a Home. So looking for a Home will be a different scenario than the many Multi Millionaires during this 2017 crisis who had invested into purchasing Houses for Investment. 


We looked at various places during these 4 years and man, while doing this, there were a few moments where being hasty should not be one of your traits of purchasing a home. Unless you are one of those House Investors. Sorry, I dont roll around owning 2, 3 , 25 houses. I am not rich. So when we looked for homes, we decided on a few factors  ::



1. Grass or a compound / lawn 
2. Landed Property. Fuck Apartments 
3. A place where our kids one day could run around in the lawn 
4. A place where we had enough land to grow and cultivate our own food on our lawn 
5. A place where we could have 2 Dobermans to run around in 
6. Triangulated within my wifes work place, my work place and our parents *** Very important. Have this balance in your life. 


By looking around we looked at : 


1. Setia Eco Park 

2. Setia Alam 
3. Laman Glenmarie 
4. Section 11 PJ 
5. SS3 Petaling Jaya 
6. Denai Alam 

All this took a period of 4 years fishing around before we decided to look at



Where we settled on was SS3 in Petaling Jaya. 


But let me break it down to you dudes about these locations and what you could expect. All by the way, are run by shitty greedy unworthy agents who would sell their soul for a dime. 


1. SETIA ECO PARK "Where all the cheapest crooks and liars live" 




Setia Eco Park seems to carry itself with a self esteemed profile of luxury living, being gated and guarded and having a peaceful suburban community next to the NKVE. Thats how it paints itself to be.


Let me tell you, all home owners who live here are greedy as fuck and still believe in a utopia that selling someone short to a sucker is the way to go. That too without being able to have any class or standards.


We first saw a home for 1.45 million that was willing to be traded in hands. This owner still advertised even when another new owner had put in a deposit. The owner was basically looking to fish for the best offer without being truthful. If you are so called "priveleged" to enter this utopia called Setia Eco Park, nothing runs directly or honestly. 


These are people who cant event put 2 words of English together but know how to con you. Take for instance, you will see homes for sale in Eco Park, and while you call the advertised number mentioned, turns out its the neighbor advertising for the house for sale. WTF ? Talk about high society people living here. Agents must be fuckin rich huh ? Where do property agents really live ? Setia Eco Park


Another agent advertised a piece of property for 1.8 and the owner wanted 2.1. Why the fuck do agents waste their own time and yours too ? And those new phases that advertise having solar powered facilities for your home, well good luck. You thought that was an investment to your property ? You cant sell it back to the government now. The whole place is one big scam of being tangled in lies. 


Good luck to you House Buyers, not home owners. Plus, who the fuck wants to live there just because you have a mall ? You cant walk down to the street and pick up any food without having to drive out. And your security ? Pffft, 


You want luxury living that still gets robbed even when its gated and guarded ? Try Sierramas. Still gets robbed. Good luck Eco Park with you your Mall and Giant being your companion forever. Gated and Guarded my arse. 




2. SETIA ALAM "Where we are the Spin Offs of where the crooks and liars live" 




Took one look at it, comes without the painted Utopia of being gated and guarded. Also being out of the way like Eco Park, with more humble crooks. Fuck it 




3. LAMAN GLENMARIE "Love traffic Lights ?" 




Good luck with the traffic lights that take 300 seconds before the lights turn green for 45 seconds or so. Newly developed, but really, do you really want to be stuck in a jam for all your life. 






4. SECTION 11 PJ "Nice, but leasehold. I wont fight for your rights if one day the renewable 100 years more gets terminated" 




The house above is the exact same home she fell head over for. It still hurts me today that when she found something she loves so much, that I had to walk away from


This was the hardest to let go for my wife, we found a single storey cottage looking bungalow going for 1.56 million. 


However it was Leasehold. 


Perfect in almost every sense for a young couple like us. Being central to PJ, Bangsar, Highways and almost everywhere you need to go.


But heres the thing folks.


While shitty agents will tempt you saying "Leasehold whut, but can renew wor for another 100 years". Do you know what the terms are with renewing a leasehold land in Petaling Jaya is ?


It means that YOU sign an agreement with the Selangor State to ensure that the title gets passed down ONLY to your inheritance. This was Introduced by the Opposition for these terms.


Now what if the government shifts hands again ? Then what ? Back to normal leasehold for your balance of 40 years left ? For the difference of RM150k more for something Freehold, its not worth the risk.


Dont be stupid. But if you want to buy a House for "Invesment Wor" why dont you then fucking use your own money for purchasing it instead. Agents need to shut up here in Malaysia and stop telling potential buyers what to do.


And your agent ? Well will she be there with a Pitchfork fighting for your rights if the government changes hands again and disregards the current renewable lease ? Go fuck yourself. Your agent would have whacked your cash anyway




5. SS3 "Always Freehold, but needs an injection of new blood" 


I grew up here. Its centralized, its near to everything. I could walk to the pub, chinese shop, basketball court, ATM and playground within 200 meters. Try that Eco Park. Plus the wife works in Publika, I work in Klang, my parents are in SS3 and hers are in Sungai Buloh. So its well balanced centrally. 


The other options were SS4, which has a dead vibe like nothing had moved since 1998. The air is stale. SS1 has too narrow roads, and has a ghostly vibe. 


SS7, out of reach. Its like living in India, extremely poor or very rich. 




6. DENAI ALAM "Because we love more tolls, highways and roads"




If youre drunk, good luck going home with Uber or Grab. Especially if youre drinking in Bangsar and heading home. Enjoy the long ride home, but just make sure to have a bag with you always. And wind down the mirror a little if you do pull over to sleep in your car. No one wants to wake up in their car with alcohol breath right ?


Flat tyre on the way home from KL? Good luck on the highway. 


Cheap, affordable, cheesy nice, but at the same time, its too far in the middle of nowhere. It was a consideration but then again the houses too looked like a set meal from McDonalds. 


The same houses from Setia Eco Park, Setia Alam, Laman Glenmarie and Denai Alam share the same fucking gene pool of Big Mac burgers with fries whether you order it from Alor Star or Tanjung Pelepasan. 


Why the fuck do houses look like shit. They all have the same boxy look with accents of either brown, beige, grey and shit. 



Now hang on a sec, do you realise that all these houses put together could have come from the same fucking stock of DNA ? Look ! Its the same gene pool !


They all look boring and the same. From Cheras to Puchong, Gombak to Setia Alam. Look ! You cant tell where these houses are from :





Built with no passion, soul-less, butt ugly. 


And they are now growing bigger too, 3.5 and 4 storeys even. Just How Cheras likes it. 


Theres no way of really telling them apart from where they are from.





Long and short, the search went down to SS3. 

Why ? 


Well it met our criteria well. We took our time and our hard earned money and were not about to buy a House. We were going to buy a Home.


Its important that you Triangulate yourself with work, family and other facilities. 


Its important that you have a balance in your life for your spouse and you to where the both of you work and where your parents are.


In our circumstance, we had to find something centralised. 


This is where Location, Location, Location as they say c

And SS3 Petaling Jaya is where we would find our Home

Garden & Its Issues

When we first planted the Grass in April 2021, we ran into difficulties throughout its time till 2025. Many trials, errors, reset, and repea...
